Your deposit is calculated based on 1.5 times your monthly rental, payable in advance at the start of the tenancy.
We ask you to establish a monthly standing order with your bank. We will provide you with the necessary bank account details.
Your rent should be paid through your monthly standing order 3 days prior to the due date to allow for any clearance issues. The due date is normally (although not always) the date of the month that you moved in.
Any deposit you provide will be protected by a Tenancy Deposit Protection Scheme. In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 30 days. This provides you with the assurance that at the end of your tenancy your deposit has been kept available and can be returned subject to the result of the inventory check, condition of the property and compliance with the end of tenancy terms.

This is dependent on the type of let you are taking but typically you will be required to provide: details of a previous landlord, your bank details, employee and/or character references proof of address and either your passport, national ID card or driving licence.
You as the tenant are responsible for setting up accounts with the utility companies directly when you move into your property and also when you leave, taking care to provide meter readings at the beginning and end of the tenancy.
If you want to leave your property then you need to send us notice by recorded delivery with clear reference to your tenancy agreement. You can also send us an e-mail but we do need a physical, signed and referenced letter.
In short yes. You have signed an agreement for a period of time and you have liability for that period. If you need to leave before your lease period is up then you can let us know and if the Landlord agrees to remarket the property then your liability is reduced to the time that a new tenant is found. You will be charged a pro-rated amount for the time between your vacation of the property and the time that the new tenant begins their tenancy. There will also be a small administration charge for managing the early break.
You are responsible for contacting your bank directly to cancel your standing order once the last payment has left your account. If we have to return any funds they will subject to an administration fee.
In most cases unless specifically instructed otherwise you should return your keys to the NFJ offices. You will be liable for rent on a daily basis until the keys are returned.
You are responsible for having the property professionally cleaned at the end of your tenancy. We will expect to see evidence of this in the form of an official receipt from the cleaning company. We will perform an end of tenancy inventory check against the agreed inventory taken when you first moved in and any discrepancies may result in a deduction from your deposit.
On completion of the inventory, professional cleaning and instructions from the landlord your money will be returned less any agreed deductions. This process normally takes about 10 working days and generally no more than 28 days.
