We will co-ordinate the maintenance with our approved contractor and have a system that will ensure it is performed to suitable standards but you will be responsible for the costs. There are five main elements of costs involved in letting your property: Property Management Fees As a Property Management company we take the burden of looking after your investment away from you and apply our experience and specialist knowledge to ensure your rental experience is a smooth as possible. For this service we charge a fee of 10% plus VAT of the rental income from the property. Energy Performance Certificate It’s the law! When you allow NFJ to manage your property investment we will take responsibility for viewings. You will provide us with all access information, keys and codes and we will ensure that your property is presented to its advantage. Part of NFJ’s responsibility as a property management company is to retain the tenant’s deposit under the tenancy deposit protection scheme. The deposit is submitted to the scheme within 30 days of the signing of the Tenancy Agreement.
An inventory is an agreed document that identifies what is in your property and the condition of the property. To ensure that the inventory is undertaken in an impartial and effective manner we would recommend that we perform it. Prices are dependent on the size of the property.
Rental is normally received through a monthly standing order. We provide a landlord management system that will keep you informed of the current status of your account and will provide you with early indication if there is anything wrong concerning the payment schedule.
