BEFORE YOU MOVE IN:

 

Administration / reservation fee

£420.00 inc VAT

Set up Fee (tenant’s share) for up to two tenants

Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current / previous employers / landlords and any other relevant information to assess affordability). Contract negotiation (amending and agreeing terms) and agreeing the tenancy agreement

Additional Tenant Fee

£50.00 inc VAT per tenant

Processing the application, associated paperwork and referencing

Guarantor Fee

£50.00 inc VAT per guarantor (if required)

Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Pet Deposit

Returnable additional Security Deposit of £200.00

To cover the added risk of property damage.  This will be protected with your security deposit in a Government –authorised scheme and may be returned at the end of the tenancy

DURING YOUR TENANCY:

 

Amendment Fee

£96.00 inc VAT

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee (tenant’s share)

£96.00 inc VAT

Contract negotiation, amending terms and arranging a further tenancy and agreement

None Payment of Rent

£25.00 inc VAT per letter

This fee will be payable if a cheque is returned unpaid, a standing order is returned or missed, or for none payment by you at any time.

Out of Hours Service

£50.00 per hour inc VAT plus any actual costs incurred

Where the actions of a tenant results in the agent (or the nominated contractor) attending the property,  time to remedy the situation is charged at the hourly rate

Check-In Fee (tenants share)

£0.00 inc VAT

Preparing an Inventory and Schedule of Decoration of the property and providing the tenant with the NFJ Book Of The House specific to the property (containing manuals, location of the consumer unit, water stop cock etc.)


ENDING YOUR TENANCY:

 

Check Out Fee (tenant’s share)

£50.00 inc VAT

Attending the property to undertake an updated Schedule of Decoration based on the original inventory and negotiate the repayment of security deposit(s)

Professional Cleaning (if required)

£50.00 per hour inc VAT which will be deducted from the security deposit

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy

Client money protection

NFJ Property Management is not a member of a client money protection scheme.

Redress Scheme

NFJ Property Management is a member of a redress scheme and the name of the scheme is PRS.
