Management Commission 12% of rent inc VAT Commission payable on any rent collected. Deducted before the rent balance is paid to landlord.
  • Collect and remit the monthly rent
  • Pursue non-payment of rent and provide advice on rent arrears action
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake three inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractor (providing two quotes)
  • Hold keys throughout the tenancy
Rent Collection Only 9.6% of rent inc VAT
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Arrangement payments from rental for statutory requirements
  • Pursue non-payment of rent and provide advice on rent arrears actions
Tenant Find Only 75% of first month’s rent inc VAT
  • Collect and remit initial months' rent received
  • Agree collection of any shortfall and payment method
  • Provide tenant with future payment method
  • Deduct any pre-tenancy invoices
  • Make any HMRC deductions and provide tenant with the NRL8 (if relevant) - GAS SAFE CERT
Possession notice fee £50.00 inc VAT Payable for the service of a section 8 or section 21 notice requested by the landlord
Attendance fee £35.00 inc VAT Payable if we have to attend a vacant property at the request of the landlord and no commission is being payable at the time
Setup Fee (Landlords Share) £200.00 inc VAT
  • Agree the market rent and find a tenant in accordance with landlord guidelines
  • Advise on works in preparation for the new tenancy
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant internet portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990
  • Advise on Non-resident tax status and HMRC (if relevant)
Inventory Fee (Landlord’s Share) £90.00 inc VAT
Minimum Fee
The Fee Inc VAT are assessed as follows:
  • 15% of the rent for Unfurnished property
  • 20% of the rent for Furnished property
Deposit Registration Fee £42.00 inc VAT
  • Register the Landlord and Tenant details and protect the security deposit with a Government - authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy
Additional Property Visits £36.00 inc VAT To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.
Submission of non-resident landlords receipts to HMRC £36.00 inc VAT To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC.
Arrangement Fee for works over £3000.00 3% of net cost
  • Arranging access and assessing costs with contractors
  • Ensuring works have been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works
Rent Review Fee £36.00 inc VAT
  • Review the rent in accordance with current prevailing market condition and advise the landlord
  • Negotiate the increase with the tenant
  • Direct the tenant to make payment changes as appropriate
  • Update the tenancy agreement
  • Serve Section 13 Notice if tenancy is on a rolling contract monthly basis
Renewal Fee (Landlords share) £90.00 inc VAT Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
Check Out Fee (Landlords share) £50.00 inc VAT
  • Agree with the tenant a check out date and time appointment
  • Instruct inventory clerk to attend
  • Negotiate with the landlord and the tenant any disbursements of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors: obtain quotes; organise repairs/replacement/cost of any broken or missing items
Court Attendance £60.00 per hour inc VAT
Legionella and Water Hygiene Risk Assessment for Residential Properties £72.00 inc VAT per inspection The assessment will be undertaken to comply with the Approved Code of Practice L8: The Control of Legionella Bacteria in Water Systems and associated guidance document HSG274 part 2: The control of Legionella.
